Implementing Full/Half Setup Specifications & Creative Lease-Up in New Build

In this transaction leveraging global institutional equity, Tokyo Trust Capital (TTC) assumed the asset management (AM) mandate from the pre-completion forward commitment acquisition phase. Following completion, faced with blank floor plates, we conducted a rigorous analysis of current office layouts and tenant requirements. We strategically designated specific floors for ‘full setup’ and others for ‘half setup’ office specifications, allowing tenants to move in instantly with zero fit-out delay.

Going far beyond typical zoning, TTC directed the full interior design, FF&E (Furniture, Fixtures, and Equipment) procurement, and spacing configurations, leading an AM-driven property management direction aligned with modern leasing campaigns. This clear differentiation from conventional raw office buildings has enabled early occupancy lease-up and maximized the underlying asset value.
